If you’ve never had a single problem on a business trip or vacation and you feel totally confident that your future travels will all go off without a hitch then you don’t necessarily need to purchase travelers insurance, but if you want the piece of mind that you’ll be protected against many of the unfortunately and unforeseeable problems that could occur and inhibit your travels then purchasing a plan is a sound investment. It may not be something that you’ll have to use, but if you need it you’ll be very grateful that it’s there.

When the effects marketing was booming prior to August 2007 many new property investors entered the buy-to-let market, buying one and two bed properties with light-to-get mortgages. The market has now dramatically changed and here we look at the predictions for the buy-to-let market in 2009.

Now, the profile of the property investor will be someone who has cash for a sizable part, a good credit history, and someone who is willing to hold onto the property for a few years waiting for the property market and thrift to turn around.

And for the newer property developers? Well, for some who kept securely on top of the figures or those that did not overstretch themselves then they should survive the downturn. But for those also fledgeling property developers who perhaps bought property without fully researching the possible pitfalls, well, they could be in trouble. If they were assuming to offer on their property quickly and at a profit, they are likely to be selling it at a loss, if they can sell it at all. Or, possibly they are unable to rent out their real estate and need to cover the mortgages themselves. Or they have taken on too many properties and find that their own employment is at risk and their main source of income will not be the shelter it was. Or they were keener to buy a set number of properties rather than buying property that met strict criteria i.e. properties that would yield a set positive coin of the realm flow each month. Or they have come to the end of a mortgage deal and now the mortgage rates for buy-to-let are less favorable. The list could go on…

However, for the hallmark investor who ticks all the right boxes 2009 could be a good year. The key is that you are credit safe in order to fix a mortgage. If you can secure a mortgage or have enough cash, then you will be able to find some bargains, particularly in the latter half of the year as the recession continues to bit. If you are thinking of buying an investment property you need to consider the five following points:

1. Consider it to be a mid-protracted term investment - the property market is likely to fall and then stabilize for a few years before rising again.
2. Your expected rental cede has to be realistic and has to cover the costs of the mortgage, insurance, maintenance costs and void periods.
3. Although interest rates have fallen again, they will go back up at some apex - you need to factor this into your costs, or choose a mid to long term fixed rate mortgage to avoid unfavorable notwithstanding changes.
4. Research and know where you want to buy property and be sure to stay within this patch - your rental throw in the towel depends on it.
5. Always make a low offer when purchasing, stick to your figures and know your limits.

2009 could be a huge year for property investors providing you research, plan and take care at every turn.

About Teeth Whitening

Within the last 10 years the ground of teeth whitening, both in the

dental office and at home, has changed immensely. Essentially, there are two different methods to get whiter teeth: dental (in-aid) whitening, and an at home treatment. Discover a few secrets about teeth whitening that your dentist hopes I’ll never tell you!

METHOD #1: DENTAL (IN-Thing) TEETH WHITENING

I can tell you from first-hand experience, dentists LOVE the patient who wants to have a teeth whitening moving in the dental office. Back in the early ’90’s there was only one option available.

Your dentist would make molds of your teeth, send them off to a lab, and in 5-10 days away with back your custom fitted teeth whitening mouthpiece. Then you would sit in the dental chair for 1-2 hours, with these plastic teeth whitening molds filled with peroxide (at a very low concentration) pressed against your teeth and gums.

After 3-4 visits, your teeth would be officially declared whiter (and mostly they were), and you would be sent home with a nice $500 - $1,000 bill to pay. And with whiter teeth of course.

I’ll be the first to admit, dental division teeth whitening has come a long way in the past 10 years. Now the most popular teeth whitening dental advocacy procedure known as Laser Bleaching (or Power Bleaching, Argon Bleaching, etc.) is a shorter process. Basically this teeth whitening advance consists of the application of a concentrated peroxide gel onto your teeth, then for the next hour you sit in a dental chair with your mouth wide liberal, while a special light (usually argon) is shined onto the teeth whitening paste that in turn chemically reacts with the peroxide to thorough the teeth whitening process in as short a time period as possible.

This teeth whitening box office does work. Although, many dentists say that you get a whiter smile by repeated tray applications because the teeth whitening peroxide stays in correspond with with your teeth for longer periods of time. The downside is that you still get stuck with that fat $500 - $1,000 bill (at least for the good teeth whitening resume).And you still need to either come back 6 months later for another teeth whitening (excuse me - a touch up!), or you’re given some take relaxed whitening items. Why then did you spend $500 - $1,000 dollars for an in-office teeth whitening procedure?

Fortunately, as most other things in existence, technology stepped in to make teeth whitening easier and more affordable!

METHOD #2: Competent in TEETH WHITENING

I’ll say this once just to get it out in the open, it’s now possible (in almost all cases) to achieve “dental office” standing teeth whitening, from the comfort of your own home! “At-Home” teeth whitening has taken a bite out of (pathetic for the pun) the “in-office” power bleaching systems, where millions of corporate advertising dollars now compete with the comfort of teeth whitening at homewards.

The people who have been very successful in investing are able to match their investment style with the amount of time they can spend on investing.

2. It’s your money, how much can you risk?

The people who have lost everything on the stock market were not careful at managing their money. The stock market is not a gamble, if you’re careful. But you need to be careful in what you buy and how much you buy.

You can decide what is right to buy based on the amount of time you want to spend in the market. Knowing how much to buy is another issue. Don’t put more into your higher risk stocks than you’re willing to lose!

A little guy with a big heart, Kyle.

Eight-year-old boys should never die. They should be forever running, chasing, playing, laughing.

They should be doing everything Kyle Roger did every day of his life, until the cancer in his brain finally overcame the spirit that pushed him to the very end Saturday morning.

Two years ago, I went to write a story on a little 6-year-old from Bellingham who wanted to meet Washington quarterback Jake Locker. At the time, Locker had yet to play a college game, but he was happy to accommodate a Huskies family from his hometown.

Turns out, that was a day to treasure. Locker was tremendous, a gentle soul willing to run around the turf at Husky Stadium playing catch, allowing Kyle to chase and tackle him, walking out of the tunnel hand-in-hand with Kyle and his brother, Nicolas, just like a pregame ritual, eventually finding out where Kyle sat in the stands on Saturdays and promising to point to his new friend the first time he scored a touchdown in a real game.

Locker was pure gold. But Kyle? This kid was the real star.

You’d never have known such a bright little boy was sick, that an insidious, inoperable cancer called diffuse intrinsic pontine glioma was already weaving its way into his brainstem.

Kyle Roger had something special. An unpretentious spirit. A contagious enthusiasm. A natural ease uncommon for a child his age, or for most people, come to think of it.

This was a youngster who months later, at another visit to a UW practice, walked up to the intimidating Tyrone Willingham, stuck his hand out to introduce himself and then asked if it was OK if he could play with his quarterback.

That’s just the way he was. Happy to see you. Happy to be alive. And it was a spirit that touched everyone who met him.

“Whether he knew it or not, he was somebody I looked up to,” Locker said Sunday, a day after learning of his young friend’s death. “He was only 6 or 7 years old, but just how he went about living his life and how he treated people, he had a huge impact on me. He was somebody I really admired and respected.

“It doesn’t seem fair that a kid like him with such a great attitude and with so much life ahead should be cut short like that. It’s hard to wrap your head around why stuff like that happens.”

Locker formed a bond with Kyle from that first meeting and kept in touch. The two got together when the family came to Seattle for medical treatments. Locker played video games with the youngster, went to lunch, hung out whenever possible.

Six months after their initial meeting, Locker lived up to his promise, pointing up at Kyle after scoring his first Husky Stadium touchdown on a run against Boise State. And for more than a year, things seemed to be going amazingly well for the little fellow with the big heart.

His mom, Christin Willhite Roger, had one goal. She wanted her son to experience all of life he could in whatever time he had.

One of the first things was meeting Locker. But it didn’t end there. The family took Kyle to Disneyland and Hawaii. Went skiing, rode horses, swam with dolphins. Became Lucky Dawg for a day at a Huskies game, going out to midfield for the coin toss with the team captains.

In between school and vacations came constant trips for radiation and chemotherapy and MRIs of the brain to measure the disease’s progress, the kind of reality checks that stuck in the minds of everyone watching this family’s delicate journey.

After almost two years, Kyle’s body could no longer take the endless treatments and his “brain bump” as he called it, began returning at a rapid rate.

Unchecked, cancer can be quick and cruel. This past Christmas break, Kyle walked away from his elementary school in Bellingham on his own power. A few days later, he was in a wheelchair. He started losing his hearing, his sight, his muscle control.

More consumers find credit card terms changed as issuers cite rising risk

Sweeping new federal rules aimed at banning controversial credit card practices don’t take effect until 2010.

But if you ask Jackie Jensen, card issuers are trying to throw in as many changes in account terms now before things tighten up.

The Rowlett resident and her husband, James, used a balance transfer offer on their Chase credit card that came with an annual percentage rate of 3.99 percent until the balance was paid off.

She was later shocked to discover that the minimum payment had soared from $116 a month to $288 a month.

Chase notified customers in December that it was raising the minimum card payment from 2 percent of the unpaid balance to 5 percent and was adding a $10 monthly fee that would start with the January billing cycle.

But the Jensens didn’t read the notice closely because of the holiday rush, she said.

“This was at the time that most firms send out their privacy notices, so we didn’t pay close attention to it and just filed it,” Jensen said. “During December, there’s also so much other mail with which to contend.”

She said that when she called Chase about the change, the customer service representative dangled another offer before her.

“If we agree to modify the interest rate to 7.99 percent fixed until January 2011, then they’ll allow our minimum payment to revert to the 2 percent that it has always been,” Jensen said. “In essence, they’ve got folks backed into a corner to extort agreement to this new deal.”

The Jensens begrudgingly accepted the higher interest rate. Jensen called Chase’s move “sneaky” and “underhanded.”

“By raising the minimum payment by over 150 percent on short notice, effective in January – when most folks are on a tight budget – they effectively force people to accept their alternate offer,” she said. “I believe their timing was deliberate – the timing of the mailing of the disclosure during Christmas rush and the effective date of the change.”

Do You Know Any Good Vegetarian Olive Garden Restaurant Recipes?

I like eating meat - beef steak, pork chop, fried chicken, lamb chop, burgers, fish and chips, etc. But sometimes, salads and vegetarian pastas are a nice change of pace, especially when I’m too busy to exercise. A good collection of recipes, like Olive Garden Restaurant recipes should have a strong selection of both meat and non-meat dishes. I always enjoy Olive Garden’s Roast Pork Loin with Grapes and Wine, but the vegetarian White Bean Salad with Tomatoes and Pancetta is also excellent. How about you? Which Olive Garden vegetarian recipes do you like the most?

When I’m in a rush, Olive Garden’s version of spaghetti aglio olio is delicious and quick to cook. This is a nice vegetarian recipe which is quick and simple to prepare. There are many other Olive Garden secret recipes, both vegetarian and non-vegetarian, which can be prepared and cooked in less than half-an-hour. I’m not much of a cook - in the past, my cooking exploits are limited to instant noodles with eggs - but these recipes are clear and simple to follow. I’ll admit that my first attempts at these recipes should have been done under supervision, but I learned from my mistakes.

After some practice, I am now able to identify the Olive Garden Restaurant recipes within my skill level. A good number of these are vegetarian dishes. I have more than enough chances to eat the more complicated recipes at Mom’s and Sis’ place. Of course, when the family doesn’t feel like cleaning up, we still spend the two hour drive and wait at the nearest restaurant. The main difference I see in the meals is the presentation. The OG chefs can turn even their pasta into works of art, whereas Mom’s cooking (of the same pasta) look sort of pedestrian. As far as taste goes, my taste buds aren’t refined enough to tell the difference. Do you have a favorite OG vegetarian dish? Why not try cooking it from a step-by-step recipe?
